Every lender name in the comparison table is fictional, and every rate, fee and figure attached to it is illustrative, authored on 1 July 2026. None of it is sourced from a real lender. None of it represents a current or historical market rate. No product shown is available to apply for.

These placeholders exist so the comparison, filtering and calculator logic can be built and tested properly before a live rate feed is connected. They are labelled as sample data on every page where they appear.

Do not use any figure on this site to make a financial decision while this notice is displayed. When live data is connected, this section will be replaced with the data source, its coverage, and how often it updates.

Comparison rates

Comparison rates are calculated on the Australian standard of a $150,000 loan over 25 years. This makes products comparable with each other, but it means the figure will not match your own loan. Different loan amounts and terms produce different comparison rates.

A comparison rate includes the interest rate and most compulsory fees. It excludes government charges, Lenders Mortgage Insurance, fees that only some borrowers pay (such as redraw fees or break costs on a fixed loan), and any cashback or rebate.

For fixed-rate products, the comparison rate assumes the loan reverts to the lender's standard variable rate for the remainder of the standard term. Because revert rates are typically above market, the comparison rate on a fixed product usually overstates the cost for a borrower who intends to renegotiate or refinance at the end of the fixed period.

What the calculators assume

  • Interest rates remain unchanged for the entire term. Variable rates do not behave this way.
  • Repayments are made in full and on schedule, with no extra repayments, redraws, offset balances or repayment pauses.
  • Fees, Lenders Mortgage Insurance, insurance premiums, council rates and government charges are excluded unless a page states otherwise.
  • The borrowing power tool approximates income tax using resident rates plus the Medicare levy. It does not model tax offsets, HELP or HECS repayments, salary sacrifice, or Medicare levy reduction thresholds.
  • Lender credit policy is not modelled. Serviceability outcomes vary substantially between lenders on identical applications. No result here is a pre-approval, an offer, or an indication that credit is available to you.

Results are estimates for comparison purposes. Rounding means figures may not sum exactly.

Coverage

Beta Deal does not compare every home loan available in Australia. Some lenders do not distribute through comparison channels, and some products are available only direct from the lender or through a broker. A comparison table is a starting point, not a complete picture of the market.

We take care with the information published here, but we do not warrant that it is accurate, complete or current. Product terms, rates and fees change without notice, and the lender's own disclosure documents prevail over anything shown on this site. Always confirm details directly with the lender before applying.
